Our strategy, at ROD Resorts, is opportunistic and focuses on providing flexible full capital solutions to fund holiday property projects and related investing companies. ROD Resorts division works closely with the ROD PE and ROD Hotel experts to focus on assisting clients willing to make equity or debt financing in the resort business. We assist and advise Private Equity clients with raising capital from outside investors – including hospitality and tourism companies, resort chains, insurance firms, and high-net-worth individuals. This capital can be used to acquire and develop holiday and luxury resort projects – like resorts with residential facilities and outdoor amenities operate and improve them, and then sell them to generate a profitable return on investment. ROD Resorts division brings together strategies for Private Equity clients across, both, holiday resorts and hotel real estate along with residential assets through our network of ROD Hotel and ROD PE partners.

Acquisitions & Asset Management

ROD Resorts division has advised on both, majority and minority ownership investments throughout the years. In either scenario, our methodical approach to maximize the inflow of equity by restructuring or expanding the established to maximize the results even without having a majority vote.

ROD Resorts negotiates terms for the clients, sets up the financing for the transactions, and provides well diagnostics through an advisory to invest in the resort business. The Asset Management team executes the business plan on behalf of the clients before the resort asset is acquired. Together, the ROD Resorts and ROD PE team improve the operations and financial performance of the businesses for our Private Equity clients.

ROD Resort division’s expertise is divided by strategy, sector, geography, capital structure, and deal role:

    • Strategy – When it comes to resort assets, the team works on both stabilized and mature assets. It focuses on value-add strategies for major renovations and redevelopments favourable for resort properties. We advise on buying morbid properties and turning them around as high yield generating properties.
    • Sector – ROD Resorts division works across the real estate sector – Multifamily, Residential, Hotel, Sport Spaces, and Event Spaces towards Private Equity opportunities
    • Geography – Resort business is location-centric and a lot of rules and regulations that apply are related to specific geographies and strategic locations. Hence, the ROD Resort team has a Private Equity specialist for each of the major geographies, operating through its regional offices in London, Brussels, Abu Dhabi, Singapore, Hong Kong, and New York
    • Capital Structure – ROD Resort division considers “private equity” as “equity investments,” and helps Private Equity clients in structuring hospitality-related investments in senior loans, bridge loans, mezzanine, and more
    • Deal Role – ROD Resort operate, both, as a General Partner and Limited Partner in deals. We help Private Equity clients in contributing to the equity by running the deal execution and management.

ROD Resort division offers an institutional approach for Private Equity clients with investment opportunities and advice towards convertible real estate investment for venues like hotels, apartments, outdoor sports facilities etc. We have more than 15 years of experience in the confluence of hospitality-related business to real estate and private equity investment. We adopt a bespoke approach to serve each of our Private Equity clients through our multilingual and cross- expertise team. We work closely with our Private Equity clients in the choice of targets and support them throughout the entire holding period of their investment.
